Our clients Dan and Christine, desire a new look for their primaryBath and closet. Follow along with our progress!
We have completed the first week of the project which consisted of what we call a total gut. There is always a little anxiety the first week that we may uncover something unexpected during this tear-out process. We spend a lot of time with our skilled trades, calling upon our expertise in tracking HVAC venting, plumbing lines and typical framing principals to anticipate what to expect. Many years in the field have taught us all what to look for and be suspicious of, not to mention the best teacher of all, “ The school of hard knocks”!
In newer homes there are usually a few less surprises, as they typically have not yet been remodeled. There was a wall at the end of the shower which the glass block tied into that was particularly thick for no apparent reason and we worried a bit that it could conceal something. Thankfully there was nothing. However, the framing of the stool room ceiling did reveal that the roof rafters were loading onto the ceiling framing and the ceiling joists were breaking here as well. Fortunately, this was easily remedied with a little additional framing. Much of the subflooring will be removed to work on rerouting of virtually every plumbing drain and supply line to the new fixture locations. Next week we will begin with our trades, HVAC, plumbing, and electrical. Our homeowners have vacated the primarysuite and seem quite happy in their finished basement, complete with a fitness room, full bathroom and even a home theatre room.
