You know when someone gives their opinion and it is a slightly drawn out, “Interesting” and you get the distinct vibe they don’t actually care for what it is you’re showing them? The before of the dining room in this Overland Park townhouse may elicit a similar reaction. At least it did to the current homeowners. The existing dining area and kitchen weren’t quite to their design aesthetic and they were ready for a townhouse renovation.

The homeowners had recently moved from Columbia to the Kansas City area and started their search online for a designer and contractor to complete their townhouse renovation. We’re lucky they came across our site and decided to give us a call. Schloegel’s Design Build approach negated the need to find both a designer and a contractor. Gayle Jagoda was the perfect fit and brought years of experience to their project.

The Before

The homeowners had several things they wished to change in order to make the townhouse the home they wanted. To start with the dining area had a tray ceiling painted a vibrant red and accentuated with ornate gold trim. The wall in the dining area was floor to ceiling mirrors and the kitchen seemed to be an afterthought in the townhouse design. It was very closed off and an almost heptagonal shape.

In addition to the dining area, the townhouse also had a breakfast area. The homeowners knew that they didn’t need two dedicated dining areas and hoped to create a larger kitchen using some of that square footage.


 

 

 

 

 

 

 

 

The other area of the townhouse the homeowners wanted to update was the primarysuite. The existing floorplan had the primarybathroom vanity area completely open to the bedroom. They knew this wasn’t a good fit for their lifestyle and hoped to be able to create a more private primarybathroom.

A New Floorplan

Gayle immediately had ideas for how they could change the layout to better suit their lifestyle. She suggested removing the existing kitchen and move it over into the previous dining room. This would open up the kitchen to the living space and allow for an island as well as a full-sized pantry. The former breakfast dining area would be slightly larger and now serve as the dining room. These changes would greatly improve the functionality and layout of the kitchen and living room.

The primarybathroom would also undergo a renovation. The new plan included a wall and pocket door separating the vanity area from the bedroom. The new vanity would have his and her sinks.

The remainder of the townhouse’s main level would have the same layout but new floors and paint would give the entire home a fresh look.

The Townhouse Renovation

Andy Gower and his team knocked it out of the park on the project! They had their work cut out for them with taking the kitchen down to its studs and rebuilding it in a different area. They were up to the challenge and their hard and detail-oriented work shows. The Schloegel Paint Team was able to put the finishing touches on with their meticulous painting talents.

The beautiful new kitchen has tons of storage in the inset, maple Shiloh cabinets painted in Arctic. A new pantry offers much-needed storage space for food and small appliances. It’s an amazing feature not often found in townhouses. With the more functional kitchen preparing a meal for two or a dinner party is easy to accomplish. The kitchen naturally flows into the living space making it ideal for entertaining.

The MSI Peppercorn white quartz countertops and beveled white backsplash bring dimension and interest to the kitchen.  The kitchen’s white is warmed with the beautiful dark stained hardwood floors and the ever-timeless color Portico paint by Sherwin Williams.

Natural light spills in the living room windows highlighting the fresh paint, fireplace facelift, new hardwoods and beautiful ceiling fan. It’s now a welcoming and cozy living space.

The new primarybathroom is stunning and classic. The pocket door conserves space and the additional sink seems as though it should have always been there. The cabinetry matches the kitchen and the countertop is MSI Sparkling White quartz. The Carrera tiles are laid in a fun herringbone pattern. The new layout is perfect for the homeowners and suits their needs so much better than it was before.

The townhouse renovation turned out beautifully and the wonderful homeowners have been able to truly enjoy their new home.
